Woodbury Shores is in the Town of Litchfield that is located 16 miles southwest of Augusta in southern Kennebec County. The current estimate of population (in 2003) is 3,317.
Early settlement of the town began before the Revolutionary War and occurred around the ponds, lakes and streams. In 1793, the town was organized as a political entity as Smithfield Plantation, and in 1795, the Plantation successfully petitioned the Commonwealth of Massachusetts and became incorporated as the Town of Litchfield.
As early as the 1900 hundreds travelers would arrive by a trolley line from Lewiston, Maine. Once there they would enjoy the water and the grounds, have dinner at the Tacoma Inn, then return by trolley at end end of the day. As the years progressed the property was developed into summer rentals. The Marsella family purchased the property in 1972 and has maintained and developed the property to its current status.
Woodbury Shores is a master plan community. Each home ownership shall be defined by a condominium declaration that is regulated with a association by laws. Each cottages will have deeded parcel of land, averaging 3300 square feet (plus or minus.) All cottages shall share 6.28 acres of common area which includes: boat docking facilities, community center and recreation field.
Property taxes are billed directly to property owner. A modest association fee covers the following services: liability insurance on common area , grounds maintenance, snow plowing, community waste systems, community water, trash removal, road up keep, beach maintenance and lawn maintenance.
Some cottages are available immediately, & construction of additional cottage will be on going.

The total condominium area of Woodbury Shores is approximately 7.93 acres. There are a total of 22 units. Deeded lots to each unit averaging 3115 square feet each. Common area for each unit owner is a total of 6.28 acres, including 330’ of lake frontage, and 100’ of sandy beach area. Optional outdoor decking available on certain cottages depending on lot layout.
